How to sell fast without listing.

Listing means photos, showings, a buyer’s financing, and a closing that can die in the last week. A direct sale skips that.

Tell us why it has to be fast

Power of sale date, estate, divorce, a move, tenants, or a house you cannot afford to fix. The reason changes how we write the offer and the closing date.

Get a written number

We look at the house and what it will actually sell for in that city in its current shape. You can say no. Asking does not lock you in.

Close on your date

Your lawyer and ours handle the transfer. Mortgage, taxes, and liens are paid from the sale. You leave with the rest.

What slows a “fast” sale down

Title still in someone else’s name, or an estate that is not ready to sign
A lender that has already listed the property under power of sale
More owed on the house than it is worth in as-is condition
No one available who is allowed to sign

If one of those is true, say so on the first call. We would rather tell you on day one than waste the week you do not have.
